1. Your Roof Is Pushing 20 Years or More
Most asphalt shingle roofs in Maryland and Virginia last somewhere between 20 and 30 years, depending on the quality of the shingle, the ventilation in the attic, and how much sun and storm exposure the roof takes. If your roof is approaching the two-decade mark, age alone is reason enough to have it inspected. Our region's swing from humid summers to freeze-thaw winters is hard on shingles, and an older roof simply has less margin left. Knowing the install date and the shingle type gives you a realistic timeline to budget against.
2. Shingles Are Curling, Cracking, or Going Bald
Walk to the curb and look up. Shingles should lie flat and uniform. When they start curling at the edges, cupping in the middle, or cracking, the asphalt has dried out and lost its flexibility. Bald spots where the surface looks smooth and shiny mean the protective granules have worn away and the shingle is no longer shedding UV and water the way it should. A few damaged shingles can be replaced. Widespread curling across the whole roof is a replacement conversation.
3. You're Finding Granules in the Gutters
Those granules protect the asphalt from the sun. As a roof ages, they wash off and collect in the gutters, looking like coarse black sand. A little granule loss is normal on a new roof as it settles. Heavy, ongoing loss on an older roof is a sign the shingles are near the end of their service life. While you're checking the gutters, note any spots where they're sagging or pulling away, since roof and gutter problems often travel together.
4. Daylight, Stains, or Sagging Inside
Some of the clearest warnings are on the inside. Head into the attic on a bright day. If you can see daylight coming through the roof boards, water can get in the same way. Look for dark water stains on the underside of the decking, a musty smell, or damp insulation. Downstairs, brown rings on a ceiling point to a leak overhead. And a roofline that visibly dips or sags is a structural red flag that should be inspected right away, not next season.

One repair every few years is normal maintenance. But when you're calling for the same leak in a new spot every storm season, you're spending good money to postpone the inevitable.
